We want your vacation to be carefree and memorable....please be sure to read over these terms and conditions and make sure that everyone in your party is aware of them: Responsible Party The person in whose name the condo is reserved will be held responsible for all occupants complying with rental policies, procedures and restrictions. Liability for Damages Aside from normal wear and tear, you will be responsible to pay the owner for any damages to the property or its contents during your vacation residency. Any damage found upon check-in must be reported to Owner immediately 561-737-1525. Long Distance Phone Calls - A telephone is included for your convenience. All long distance calls must be made with calling card, charged to your home, collect or cell phone. PLEASE DO NOT CHARGE ANY CALLS TO THE OWNER. Entry From time to time it may be necessary for owners to enter the condo during reasonable hours for any purpose connected with the repair, care or management of the property. Owners Closet - Any locked closets are reserved for the storage of the owner's private property. THESE AREAS ARE ABSOLUTELY NOT INCLUDED IN THIS RENTAL. Cleaning The maid service charge provides one general clean-up; however all tenants are expected to wash dishes, clean up in an orderly way, collect and haul off garbage and not leave a mess. Be sure that the refrigerator and pantry has been cleaned out and old food has been discarded. Tenant must leave property in as clean a condition as found. Failure to abide by this provision may result in an extra fee for clean-up. Garbage - Each tenant will be provided with two garbage liners in the kitchen garbage facility to get started for your visit. Any additional liners must be provided by tenant. Please do not throw waste into kitchen garbage can without a liner! Take any and all remaining garbage to the dumpster facility upon check-out. Garbage dumpsters are located as follows: follow Craggy Pointe out to Grouse Moor Drive. Make a left on Grouse Moor up Sugar Mountain towards Sugar Top. Less than Ό mile make a left turn (before Sugartop). Driving slowly you will notice on the right hand side, a paved road with Reserve private property signs. Secluded and hidden in this area will be The Reserve dumpsters. Pull into this area and place garbage into dumpsters. What to bring Condo is furnished for normal housekeeping with dishes, silverware, glassware, bedspreads, pillows, sheets, blankets and towels. You will need to bring your own bath soap, dish and laundry soap, toiletries, and extra garbage bag liners if necessary. Rental Capacity This condo sleeps a maximum of six (6) tenants. Families only, unless otherwise approved through Owner. Check-out Tenants must vacate the condo on the last day of tenancy before 11:00 a.m. Condo should be left as you found it. CHECK-OUT IS NO LATER THAN 11:00 A.M. Personal Items Items left by a tenant on the Property after check out are not the responsibility of Owner. Bad Weather and Other Nuisances As you plan your trip to the mountains, please remember we do get rain, snow, sleet, ice and some foggy days and other occasional inconveniences. Please be patient if you encounter any inconveniences which are out of our control. We will be as responsive as possible and will certainly try to remedy those things which are in our control. Deck Chairs - Stack chairs and return to the deck closet. Mountaintop winds will blow, move and damage the chairs if they are not stored securely back into storage unit. Shoes - Whenever possible, take note of the condition of your shoes and your children's or guests shoes. Remove shoes, golf spikes and ski/snow boots upon entry to unit. Snow, rain, mud and dirt on shoes will decrease the carpet life. We would like to preserve the carpet as long as possible. Window Blinds and Verticals - Please be careful and gentle when maneuvering the window blinds. Children are not allowed to open or close the blinds. Adults should always handle the operations of the blinds. Remote controls - Return the television, dvd and fireplace remote controls to the corresponding units upon check-out. Smoking - Absolutely no smoking of any type in unit. NO EXCEPTIONS. That includes cigarette, cigar, pipe, and/or illegal drugs. Owners children are asthmatic. Security deposit may be withheld if smoking is detected in unit. Pets - Dogs are only allowed through Owner approval; cats are not allowed in unit due to owner allergies. There is a $60.00 non-refundable dog/pet fee. Games - Games are stored in dining room hutch. Please feel free to play and enjoy the games, but remember we do have other guests arriving, so be courteous and return them back to the unit after you are finished. Registration /Guest Book - We encourage our guests to sign our registration book. We love to know a little more about our visitors! Activity Books - We have left entertainment and activity guide books in the dining room hutch drawers to help you plan your vacation days. Please return when you are finished. Fireplace - To turn on the fireplace, use the remote control on the left wall beside fireplace. Hold the remote in front of the fireplace and push ON. You may notice a red button on the left bottom of the unit flicker (behind the vent). It may take 10 seconds for the unit to turn on after pressing ON. When turning the unit off, press OFF on the remote while pointing it towards the unit. It may take a few seconds for the unit to shut off. Fire Extinguisher - In case of fire, there is a fire extinguisher stored in the washer/dryer closet near the kitchen. It is on the inside right wall. Please feel free to use in case of emergency. We take great pride in offering an immaculate condo with top quality furnishings. Please treat our condo as if it were your own. We look forward to having you as our guests. Have a great time!
